9 Boughey Close, Brancaster

 We have a comfortable 3 bedroom (sleeps 5/6) bungalow in a quiet location close to the shop (100m) & pub and within walking distance of the beach, together with plenty of parking on the drive and pleasant large enclosed south facing garden, conservatory & patio area. There is an open fire. There is a new kitchen and we have redecorated and re-carpeted and decorated throughout in 2009.

The Brancaster area has been designated as one of outstanding natural beauty, is world renowned for bird watching, has many splendid walks, fascinating salt marshes ,a superb clean sandy beach and is internationally recognised for the cleanliness of the sea. There are tennis courts at Brancaster Staithe as well as the harbour, a National Trust Property where boat trips to Scolt Head Island Bird Reserve, a sailing club and bicycles for hire are to be found. Within easy reach there are many places of interest including Bircham Windmill, Holkham Hall, Wells, Burnham Market, Hunstanton and Sandringham.

A spacious south facing bungalow set in a quiet close just a few hundred yards off the coast road at Brancaster, opposite the road leading to the Beach/Royal West Norfolk Golf Club 1 mile away and within easy walking distance of the public house. The well known Norfolk Coast Path which joins Peddars Way, passes by the bungalow which is furnished and equipped to a high standard, and close carpeted throughout. To the front there is a lawn and a drive with parking space for numerous cars, whilst at the rear there is a conservatory and secluded patio, leading to a very pleasant large enclosed garden.

The Bungalow sleeps 5 - 6 and accommodation comprises:

- Large lounge (17' x 15') with 32" Flat screen colour TV (incl. Channel 5) , DVD and Video recorder (VHS).

- New Kitchen with solid wood worktops - electric hob & oven, fridge-freezer, microwave, dishwasher & washing machine

- Dining area with table & chairs in dual aspect room

- Bedroom 1 with king bed, and built in wardrobe.

- Bedroom 2 with two single beds and built in wardrobe.

- Bedroom 3 with one single bed. (NB: there is also a folding bed ).

- Bathroom with bath, electric shower, wash basin and WC.

- Cloakroom with WC and wash basin.

- Conservatory facing south with sliding door to patio/garden.

Duvets and pillows are provided for the three single beds and for the king bed (5').

The hirer should supply all linen (sheets, duvet covers, pillow cases) and towels (Bathroom & Kitchen). Linen is available (but not towels) at £9 (per single) or £12 (king) per week.

Normal use of electricity, oil fired water heating morning & evenings and occasional open fire is included.
